My Reno sequence:

 

1) Get ready and order from JD, TB and other online sites like tap, rainshower, kitchen sink, E27 LED light, trunking, paint brush, tape etc......)

2) HDB defects rectification using home 3rd party inspection (1-time inspections cause cheaper)

3) Home Reno defects rectification using  3rd party inspection for home Reno (Comprehensive package with 3 inspections)

4) hacking wall (a small wall 80cm length)  for 2 room BTO

5) Gas pipings for kitchen

6) Wet works in the kitchen + installing kitchen sink

7) Drilling Hole thur wall for LAN Cables (if needed)

8) electrical works (fixture of lighting) (depending if floor is stable enough without flooring)

9) trunking & piping for aircon

10) Flooring and checking of flooring (if vinyl flooring, will skip step 3 and just opt for 3 inspections at step 2 and if tiles will go as plan)

11) Covering of Flooring

12) Installing Door

13) Electrical works (fixture of lighting) (if it is stable enough it will be done at step 8)

14) General cleaning, covering (those that needed to cover )and preparing, dusting, wiping the ceiling,  wall and trim etc... for painting

15) Aircon Drilling hole only ( so i can paint the area at and in the drill hole), as i not painting the aircon trucking, only clean it)

16) Painting

17) Aircon (the rest)

18) Wall shelf in kitchen and living room and other simple drill

Summary:

Why choose a Gas stove instead of the Induction Stove?  My main concerns is EMF but there are no definitive answer as to whether the electromagnetic fields created by an induction cooktop are dangerous to humans and there no definitive answer as to whether the electromagnetic fields created by an induction cooktop are safe to humans also.

 

 But the main reason for me getting a Gas stove is low cost, cheap and can be easily replace by a laymen like me.. 

 

 

 

The main reason to get Thermal cooker. it save money by using less gas

 

i need only 20min of gas time to  Thermal cook pulled pork and need 5min of gas time to Thermal cook rice and 10min of gas time to Thermal cook soup all this is done a a few hr and pulled pork is done for 24hr.

Note for mold: i found the best paint system to deal with mold. the paint is Pre-Catalyzed Water-Borne Acrylic Epoxy. It's specifically used in high moisture areas where mold and mildew are big issues.  area like prison, pool, school locker room, shower area, chemical storage area, bathroom etc....

My aircon:

 

 

 

 

Cost:  

 

18k BTU: 2 set of system 1 (daikin and mitsubishi electric) with material upgrade $2500 + extra wiring at breaker switch and isolator $500 = $4000 

 

typically:

10-14 sqm ( 14sqm = 4M X 3.5M =  150.69 square feet) require 9000 BTU

15-18sqm ( 18sqm = 6M X 3M =  193 square feet)  requires 12 000 btu

19-22 sqm  (22sqm = 6M X 3.7M =  238.96 square feet)  requires 18 000 btu

 

 

 

 

What is my choice: 

 

My choice of material:

7/8 or  1"  Amaflex Class 1 or 0  for expose insulator (outdoor )

3/4 or 7/8  Armaflex class 1 or 0 insulation for indoor insulator

25mm uPVC drainage pipe with 25mm 90c elbow, tee etc.. and with at least 1/4' insulation

Keystone wiring 4C40, 4C70 (4C70 is for Indoor fancoil, while 4C70 is for compressor to isolator)

PSB Tested Gauge 21 or 22 copper wire Keystone, Sigma, DNE

 

 

2 separate system 1 and it independent of each other so it mean they will  have their own trunking, owe isolator , own circuit breaker switch, etc....

mitsubishi electric Maintenance wise it easier to clean and remove 

daikin: just want another installer from proshop to lessen the risk of getting a lousy installer but hoping i can find a good installer

 


 

 

 

Summary: 

 

Area needed for aircon: 6.1m X 3.1m = 18sqm or 203square feet

 

Reason for 2 system 1 by 2 different installer is that aircon is all about installer. no matter how good the aircon is, if you get a lousy installer then good luck.

 

2 separate system 1 is in case 1 of them have wiring or short circuit issues, water drain pipe choke, it will not affect the other aircon

Note:

1) Gas Pipe Diameter is 9.52mm for 9K btu fan coil, 12.7mm for 12k & 15k btu fan coil and 15.88mm for 18k & 24k btu fan coil 

2) Thickness of the copper pipe generally range from Gauge 25(0.51mm) to Gauge 22(0.71mm) (Gauge mean copper thickness)

3) Recommended to set medium above fanspeed with temperature of 25 degrees. Reason Low fanspeed causes condensation as cold air is unable to dissipate from the coil efficiently

4) For those like to do self cleaning Starmex is easier to clean the blower

5) How the drain pipe should be installed is ideally should have a gradient.

6) The fcu should not be directly above doors

7) DIY aluminium foil window panels using cardboard to keep heat and sun out of your house (video at the end of this post)

8) The most widely used copper type for refridgeration systems is Copper UNS No. C12200 (Phosphorus Deoxidized Copper).

9) overkill is better then just enough (for BTU)

Summary: Why choose a Concrete kitchen cabinets. The main reason for me getting a  Concrete kitchen cabinets is low cost in the long run,  and can be easily repair by a laymen like me in case the tile pop out.

 

Why  sink should be overmounting/top mount.(picture provided)  The main reason for me to overmounting/top mount. is it can be easily replace by a laymen like me in case the rust, have issues etc.....

 

cons of  overmounting/top mount is the  water on countertop cannot be naturally swept into the sink, as there is a ridge to overcome. but my current home is using top mount we use silicon to seal the gap between the ridge. so far no issues.

 

so even if the sink leak, and with no wood and only  Concrete kitchen cabinets, base and table top there nothing to worry about. just need to buy silicon for a laymen like me to repair

but the cons is, the trouble to lift up the weight every 20 to 30min. in short i be installing it on area i will often use light

 

 

 

My hydro veggi farm will be using solar to power up and provide 24/7 of free electricity  for veggi that need lot of sunlight.

Summary:

 

Why choose a bucket and kettle instead of the water heater? The main Reason is cost in the long run. since i owned nothing, there nothing for me to pay or get charge with a bigger bills.

 

 

i have been training my body to get used to showering without heat/ i say i am successful rate is at 70%

Summary:

Why choose a chest freezer instead of the refrigerator? The main Reason is cost . A normal refrigerator use around 300 kWh to above 600 kWh per year depending on the size of your refrigerator  . A chest freezer use 0.38kWh/24hr or 141kWh per year

 

Based on 19cent kWh

In money term:

300kWh  =  $57

141kWh =  $26.80

 

why have to get my freezer oversea instead of SG. Cause SG freezer all is very old tech, still using R134a gas and even SG R600a freezer is 1st gen where china R600a freezer is already 4 or 5th gen already.

 

The power rated in SG i saw myself in the physical shop is 0.8kWh/24 or 297.6kWh per year (that is almost the same electricity used by a  2 door refrigerator ). China  4th or 5th gen freezer is R600a power rated at 0.38kWh/24 or 141kWh per year 

 

Pros of chest freezer:

chest freezer is more energy efficient due to thicker insulation so can hold their cold temperatures well for a longer period mean even if blackout, a chest freezer can keep food cold for up to 72 hours after losing power!


more energy efficient Because warm air rises, hardly any cold escapes when you open a chest freezer (as it door open upright), helping keep energy bills down.

 

Manual chest freezers usually have a longer lifespan

 

Most ice cooler like Orca Coolers, TechniIca Cooler, RTIC Cooler, Pelican etc..... all of them can have a Ice Retention of up to 10days

 

Cons of chest freezer:

manual defosting (1 to 2 times per year)

need to bend  down in order  to take the item (it can be solved by using basket or clothes bag )

i was told i can order from direct from nippon using the product code (on the websites itself) and this EvoMedico Interior Sheen is available by order only.

 

 

for EvoMedico Interior Sheen i originally wanted to use for kitchen and celling since it is Ideal for interior use at medical facilities such as hospitals and medical clinics and Ideal for interior use such as schools, kindergartens, day-care centers , food canteen and community centers

 

in short it is it very much suitable for ALL part of my home.

 

 

it cost around $150 per 20L as of posting time

Better get some mold guard paint if you are cooking quite frequent, mine dulux mold guard paint lasted my ceiling 12yrs+ and still going strong, decided to paint again after it reach 15yrs.
