the crux of the problem is uncontrolled local speculation financed by the prolonged international low interest environment.

 

this is only the legal money at work.

 

add into the mix, corrupt chinese/russian/african/gaucho money, of cos property prices will sky-rocket.

 

this is not only a problem in malaysia but also in sgp, tiongland, hk, sydney, london, toronto etc.

 

and of cos, the most important factor at play in driving up the market is the connaivance of the local authorities while the national authorities r turning a blind eye to the exuberance due to the huge money inflow.
