Double edge sword
Too short, no protection
Too long, restrictive
I wonder if his skill set so competitive that they need to put in such terms?
I suspect it is more a case of hard to find replacement hence the long notice
But can use as a means of garden leave. Go to work but take it easy.

🏠 New CEA Listing Verification & Industry Measures (Singapore)
Announced: 28 July 2026, at Singapore Estate Agents Conference 2026 by Senior Minister of State Sun Xueling
Lead: Council for Estate Agencies (CEA) + Ministry of National Development (MND)
Core goals: Raise professional standards, boost transparency, give consumers clearer choices
🛡️ New Listing Verification Platform (Launch: 2027)
- Purpose: Tackle fake, duplicate, unauthorised, or inaccurate property listings — a top concern for both agents and consumers
- How it works: Runs backend verification checks before listings go live; assigns a unique verification code to each valid listing
- Background: Builds on earlier work by the Alliance for Action on Accurate Property Listings
- Details: Full implementation rules and rollout timeline will be announced closer to launch
⭐ Exploring: Agent Ratings on CEA Public Register
- Current: The Public Register already shows:
- Licence/registration status of agencies and agents
- Past 36 months’ residential transaction records
- Enforcement actions and awards
- Proposed: Add consumer ratings/reviews directly to the register to help buyers/sellers pick agents
- Now: Reviews are only on third-party sites like PropertyGuru or OrangeTee
- Status: Under study; industry consultation ongoing
📋 Exploring: Direct Seller Listings
- Proposal: Let homeowners list properties directly on official property portals, without an agent
- Goal: More options for those who want to transact independently, greater visibility for direct listings
- Status: Under review; CEA will consult industry and roll out feasible measures gradually over the next few years
📌 Related Industry Changes (From 1 Jan 2027)
- Agent registration/agency licence validity extended from 1 to 3 years
- Agents must complete at least 3 transactions in 3 years, or pass a refresher exam to renew registration
- CEA will collect commission data monthly; aggregated, anonymised industry figures may be published later (individual data will not be disclosed)
- Proposed: Mandatory written Estate Agency Agreement and clear disclosure of commission sources upfront

Interesting
Myanmar people also into all this zionist and palestinian stuff?
I thought they are only into their junta thing which seem to be palsy walsy with the ASEAN leaders now.
What a difference a few years make. From ASEAN pariah to one reputable leader. I guess soon he will come visiting? No more sharp elbows?
