TBH, in some cases higher rental is good cos gives a reality check to all these guys who keep opening up branches without being clear about how many persons they need to serve daily, weekly, monthly to break even consistently .. and whether it is a feasible assumption to get that many customers at the location they open

The initial orchard central branch is too far for me so prefer reachable place in the east. But they picked i12 katong which has bad parking and not cheap.
